Q: How easy is it to buy a home at Noble’s Pond? What will I own?
A $1,000 fully refundable deposit reserves your home site. A 3% deposit is required to enter into our POM program. An additional 7% deposit will be required at the time of ordering your new home at Noble’s Pond. The balance is due at closing. At Noble’s Pond, your purchase is Fee Simple, which means you will own both the home and home site.
Q: When can I move into my Noble’s Pond dream home?
Your new home will be built and ready for you to move into in approximately six (6) months after taking your order. Please see a Noble’s Pond Housing Consultant for information on any Move-In Ready Homes that are currently available.
Q: Is Noble’s Pond approved for VA financing?

Q: What is included in the homeowner’s association fee of $175 per month?
The HOA fee in the Noble’s Pond community includes:
- An open invitation for unlimited use of The Point, the Noble’s Pond clubhouse, its amenities and all clubs and activities, outdoor kitchen, veranda, swimming pool, community garden, four bocce courts, and a putting green
- An open invitation for unlimited use of all future outdoor community amenities to include nature trails, tennis court, ponds and picnic areas
- Membership to the fitness center
- Lawn care to include mowing and trimming
- A locally owned professional management company
- Ongoing maintenance and snow removal of all common areas including roads
- Snow removal of your driveway and front walkway
Q: What are the approximate taxes?
Delaware is known for its low tax rate. Kiplinger’s Personal Finance rates Delaware the 8th most tax-friendly state in the nation. We estimate the taxes of your Noble’s Pond home to be between $1,500 and $2,000 annually. Once you have attained the age of 65, and have lived in Delaware for ten years, you may apply to save 50%, up to $400.00, on your school tax. This discount must be applied for annually.
Q: What utility companies supply your area?
Noble’s Pond has public sewer and water. Public sewer is provided by Kent County, water by Tidewater Utilities and gas service by County Propane of Delmarva*. Basic television service and internet service provided by Galaxy Networks* through Verizon.
Q: Does Noble’s Pond allow pets?
Of course! A maximum of two domestic pets per household are allowed. It is important to note, that when outside, all pet owners are required to control their pets on a leash and remove any pet droppings.
Q: Are there model homes I can see?
Yes, we have exquisitely furnished model homes on site for you to tour. All have been furnished by a top interior design team. With the variety of homes Noble’s Pond offers, there is one just perfect for you.
Q: Do you have a community clubhouse?
Yes! The state-of-the-art clubhouse, The Point, is completed and residents are enjoying the many rooms and activities available. The Point is available to all homeowners 24 hours a day. Our beautiful outdoor pool featuring an Olympic length lap lane is open for your summer relaxation and enjoyment. Amenities include a fitness room, billiards-game room, creative center, library, four bocce courts, putting green and a community garden.
Q: May my grandchildren visit me?
Of course! Noble’s Pond permits visitors under the age of 18 to spend up to 30 nights per year.
Q: Is there public transportation?

Q: How much will my personal income tax be?
With so many variables involved, we find it helpful to contact the people “in the know” directly. The Delaware Division of Revenue handles personal income tax questions and their number is 1-302-744-1085.
Q: How close are medical facilities?
Within ten miles you will find Bayhealth Medical Center, The Women’s Center and The Cancer Center at Bayhealth. There are also numerous doctors’ offices within the Dover area.
Q: Is Noble’s Pond a gated community?
Not at this time. We strive to keep the Homeowners Association fees reasonable and a manned gate would be extremely costly.
